NO OBLIGATION CONSULTATION
We are pleased to offer our interior decorating services.
Our first step is a no obligation consultation to discuss our services and establish a budget and project scope: what it is that you want done, and how much you plan to pay.
We show you examples of our past projects, and you share with us your ides. This way, we are able to reach a meeting of the minds on the general style, colors, and materials of the project.
Upon your approval, a Letter of Agreement is signed.
LETTER OF AGREEMENT & FEE STRUCTURE
Upon your approval and signed Letter of Agreement, Robin Lechner Designs will create a decorative scheme of floor and wall plans, material samples, furniture, and color studies.
A retainer fee of $3,000 shall be paid upon signing this agreement. You will be entitled to 20 hours of design time, including a decorative scheme of floor and wall plans, material samples, furniture, and color studies.
Written proposals will be prepared and presented to you for purchases made through our office. Items will be billed at the 'stated price': the total cost of the item, inclusive of custom design, materials, ordering, delivery, and installation. A standard mark-up fee of 30% will be added for antiques, area rugs, and art. Upon receipt of your written approval and a 50% deposit, your order will be placed. The balance of 50% is due before receipt and installation of goods.
Third party services (electricians, plumbers, carpenters, etc.) will be engaged by you. We will be happy to recommend reliable trades people. Robin Lechner Designs will coordinate and oversee any third-party interests hired by the client for an hourly 'design fee' of $75.
Any decorating services required in excess of those detailed above, including shopping, order placing, receiving deliveries, and installations will be charged to you at a $75 hourly rate.
In the event that layouts, floor plans, and color studies are completed but no purchases made, the $3,000 fee will be retained as payment for services. If on completion of the project, purchases total less than $2,500, the amount applicable to the final balance due will be prorated.
FedEx/UPS charges, if any, will be billed separately.
As acceptance of this agreement, please sign and return a copy of this letter, along with a check for the $5,000 retainer to our office. We appreciate the opportunity to work with you on this exciting project.

OPTIONS:
MENTORING YOUR PROJECT: Many people we know are very design savvy. You have a great sense of style, know exactly what you want, and have some of your own great resources.
This option starts with a complimentary consultation as described above. Robin Lechner Designs creates a decorating scheme of your project on a $300 per room basis. 50% deposit is required on agreement; the remaining 50% is due on delivery.
OPTIONS:
PHASE APPROACH: There are eight phases of a design project - 1. Scope: 2. Functional Design: determining areas of furniture placement , and traffic flow. 3.Technical Design: line, balance, scale, and proportion 4. Aesthetci Design: colors, paterns, textures, light control 5. Selection: determining material, furniture, art, and accents 6. Ordering & Tracking 7. Delivery Coordination: 8. Installation: requiring coordination of painters, window treatment installers, floor installation
You can probably do much of them yourself, but you are not experienced. We are. Let us work with you on an hourly basis ($75) to help you along. If there's one aspect your not happy with, we can do that bit for you.
